Aims And Objects:
- To serve as a common forum of owners’ of flats currently under construction in the building complex known as “SSM Nagar” situated at Puthur Road, Alapakkam, New Perungalathur, Kancheepuram District, Chennai – 600 063 originally promoted by Srimathi Sundaravalli Memorial Builders & Promoters.
- To engage with the builder and other competent authorities in order to expedite the pace of construction of the project.
- To facilitate discussion and consider all problems affecting the members with a view to promoting their general welfare and to take all steps necessary for the welfare and protection of the members and their investments / properties in SSM Nagar.
- To collaborate, represent and to seek clarifications/explanations from builder and other competent authorities, on behalf of the members, on issues pertaining to delay in possession, suitable compensation for delay in possession, speed and quality of construction, any non-adherence to commitments and to ensure overall reasonableness of additional costs imposed by builder and their sub-contractors for alterations and interior work..etc.
- To represent members by engaging with builder and their sub-contractors, lessees, operators, service providers on issues relating to maintenance charges, transportation charges, security charges, charges for club facilities and for all other amenities and facilities to be provided, upon completion of construction and takeover of possession by the flat owners.
- To initiate, defend or carry on legal proceedings, negotiate, compromise and settle disputes on matters affecting common rights and properties of the owners of apartments at “SSM Nagar”, if deemed necessary.
- To take up such matters as are necessary and just with and to appear or represent the Association/ its members before the Government, the Corporation, the Electricity Board, Courts of law, Judicial, Quasi-judicial and other statutory bodies or tribunals, bankers and other lenders of the project on various matters concerning or affecting the interest of the Association its members and to take such steps as are found necessary and feasible in this regard.
- To foster fellowship and cordial relationship amongst the owners and/or residents of the building complex, to unite a common bond of such fellowship and, to pursue and strive for the economic, recreational and cultural benefits of the members;
- To raise funds through subscription, membership charges or donations for the management of the affairs of the Association and to invest or utilize such moneys in pursuit of the objectives of the association.
- To create and maintain one or more Bank Accounts into which all income and other funds belonging to the Association are credited, to invest these funds in approved financial instruments as permitted from time to time and to apply funds for the attainment of the objects specified herein and for the benefit of the members of the Association;
- To hold meetings, get-togethers and festival celebrations for the benefit of all the members to promote harmony and welfare of the members; organize and conduct either on its own or jointly in collaboration with individuals or association, activities of social, cultural, educational, sports and games, musical concerts, discourses on matters of common interest, for the benefit of the members and others living in the complex.
- To enter into agreements / contracts / understanding with third parties in the interest of the Association generally and for the fulfillment of the abovementioned objects.
- To look after welfare and needs of the owners of the various flats comprised in the complex, their authorized representatives and residents of the complex.
- To ensure, upon possession of flats, necessary security arrangements in the complex, maintenance, repairs and replacements of all or any of the machinery, equipment and other articles belonging to the flat owners attached with and in the common areas of the complex.
- To demand provision of other facilities for peaceful and convenient living in the complex by the residents.
- To communicate information and notifications of the Government and other statutory bodies issued from time to time in respect of matters relating to common in nature and concerning the apartments in the complex.
- To work in co-ordination with like-minded associations/bodies for common beneficial cause.
- To do all acts and things as are incidental, consequential and conducive to the attainment of the above mentioned objects and other matters of common interest, which may arise from time to time, not specifically provided for or mentioned in these presents and relating to the lawful needs and welfare of the members of the Association.
- Subject to the provisions of the Tamil Nadu Societies Registration Act and other applicable laws, the Association shall have the power to amend or alter, add or vary or delete any of the clauses in the Memorandum of Association and/ or byelaws forming part of the Memorandum of Association with the approval of 75% of the members present and voting at a duly convened General Body meeting of the members of the Association by passing a special resolution.
